Included in the rent: heat, hot water, garbage, recycling, food scrap recycling, landscaping, snow removal, electricity, and WIFI. Plus, access to a gym-type shower room with separate stalls (there's one on each floor), bathrooms, kitchen space, and outdoor living spaces. We encourage a car-free lifestyle, but do have limited off-street parking spaces available, plus unlimited on-street parking.
What's not included: bedding (bring your own sheets) or laundry service. There's a coin-op facility on-site.
Community Rules: are focused on behaviors that help create a community of respect and peaceful enjoyment for all residents: Quiet hours; No drinking in common areas; Don't eat other people's food; Dispose of waste properly; etc.
The requirements for leasing a room are:
- A completed application which includes an agreement to a credit + criminal check from each adult that will be living in the Room.
- Ability to live in a collaborative, respectful manner with many different people in shared spaces -- in particular the kitchen and gym-type showers.
- Agreement to community rules including: No guns, No violence, No smoking, No cooking in Rooms.
- Credit score of 640 or higher.
- Verifiable income for individuals who are not prepaying their stay.
- A rent-to-income ratio of 33%. The monthly rent amount should not exceed 33% of the total, combined monthly income of the tenant(s). For example, if the rent is $600/month, then the entire 'household' should earn a minimum of $1800/month.
- A positive rental history and/or personal references.
- Full payment of: First Month’s rent + a Security Deposit equal to 1 month's rent.

How long can I lease a room for?
We require a minimum of one (1) month. You can choose to rent a room for up to twelve (12) months.
How long will Dewey Hall be available as a medium term rental?
We're expecting the building to be available for the general public for about 5 years. Once the new college builds it's student base, the building will convert back to dorms.
Can I have a pet at Dewey Hall?
No.
Is it safe?
Yes, everyone who lives in the building has passed a background check and there are security cameras on site. If you develop a conflict with another resident, please reach out and we will do our best to mitigate the issue.
Can I cook in my room?
No, we don't allow cooking in the room but you can have a mini-fridge in there.
Do I need my own bedding, sheets?
Yes, the twin size mattress in the room has a mattress protector but no bedding. There's one mattress, unless two people are staying in the room - then there's two.
Is there any benefit to sharing bathrooms?
Yes - you don't have to clean them! There's housekeeping staff who regularly clean the bathrooms & showers.
What about parking?
There is a limited number of off-street parking available.
Is there EV charging?
There are a handful of charging stations on campus (a short walk from Dewey Hall).
How many people in a room?
We're renting the rooms for a single person, but there can be up to two people per room. Each would get one twin bed (there isn't an option for larger mattresses).
